Financial Services
Maintaining complete, accurate, and timely association financials is a cornerstone of our firm. We produce all the necessary financial information your association will need to make sound management decisions.
Assessment Billing Services:
Review invoices and prepare checks for signature. Assist in the preparation of an annual operating budget and the distribution of the annual disclosure package. Cooperate with the CPA chosen by the Board in the production of the annual review or audit and preparation of the Association’s tax returns.
Maturing Developments
As many developments are learning, maintenance costs soar with aging structures. Cash reserve provisions and annual maintenance budgets often prove to be inadequate. It is best to begin planning for such an eventuality now. But if a large infusion of cash is needed to address major repairs, there are alternatives to special assessments. Accord works with a number of financial institutions willing to loan for projects, large and small.
Developer Transition
A well-planned transition from developer to homeowner control of an association is too often overlooked, to the later regret of both the developer and the homeowners. Balancing the developer’s immediate marketing needs with the community’s longer-term needs is not always easy. If done well at the beginning, there are fewer problems down the road. Accord has a keen awareness of the sensitive dynamics of this phase of development.
Construction Defects
We have assisted several associations in the identification of construction defects and in the successful preparation, prosecution, and settlement of major construction deficiency litigation. During this process, special efforts have to be made to support homeowners in preserving the marketability of their homes. We have successfully completed a smooth reconstruction of those properties.
